By offering American Realty Capital Trust III, Inc. (ARCT III), we are making available to investors the same management team with significant experience and investment strategy as American Realty Capital Trust, Inc. ("ARCT"), our flagship offering, is currently executing. ARCT III, just like ARCT, seeks to build a diversified portfolio of properties that is designed to provide attractive, risk-adjusted returns for shareholders. ARCT III intends to create value for shareholders by:

• Utilizing a vertically integrated team of real estate professionals to originate, underwrite, acquire, finance, manage and liquidate properties in portfolio;
• Buying “forward” inventory from developers and buying directly from corporations on a sale leaseback basis;
• Underwriting property acquisitions rapidly and cost efficiently;
• Acquiring with an eye toward creating a diversified portfolio: by geography, by industry and by tenant;
• Designing specific lease structures attractive to tenants;
• Including negotiating for contractual rent increases to mitigate the effects of potential inflation;
• Purchasing assets that provide the potential for high levels of depreciation;
• Financing prudently using 50% LTV or less.*

*The maximum leverage permitted by our charter is approximately 75%
